Kitchen Remodeling in Noblesville
Inside Noblesville's planning jurisdiction, the city's building division reviews remodel plans before construction starts and inspects the work. We provide the structural engineer and the building permits for our projects.
For homes inside its planning jurisdiction, the City of Noblesville's building division reviews kitchen remodel plans and inspects the work. Hamilton County has nine planning jurisdictions, so the first step is confirming which one covers your home.
The building division sits within the Department of Planning and Development. It handles plan review, inspections and building-code enforcement under Indiana Administrative Code 675. Residential remodels are among the projects it reviews.

The city's Residential Permit Guide is a flowchart. One of its questions is whether the work involves mechanical, electrical, plumbing, HVAC or structural alteration. A yes means a permit is required. A kitchen plan that moves the sink, adds circuits or alters structure lands on that side of the chart.
The guide also says work such as flooring or painting does not typically require a permit, provided nothing else in the project is on the permit list. All city permit applications go through the online permit portal. Every submitted document must be reviewed and approved before any construction begins.

Noblesville's submittal requirements for one- and two-family homes list four plan types as required for a remodel: construction, MEP, wall section and floor plans. Foundation plans and engineered construction plans are flagged as possible. A surveyed site plan and landscaping plans are not on the remodel list. When a kitchen plan changes structure, we provide the structural engineer.

Three inspections appear in the city's remodel packet: rough-in ahead of insulation, permanent electrical where it applies, and a final when the project is done. The rough-in must be scheduled before any wall or ceiling is enclosed. So the rough-in inspection happens before drywall or a backsplash closes the walls. Once the final is approved, a Certificate of Occupancy is issued.
The permit card must be posted in a front lower-level window of the home. It has to be visible from the street by the first inspection, and it stays up until the final is complete.

Noblesville's housing leans new. Census Bureau estimates for 2020-2024 put the median build year at 2002. More than half of the city's 28,672 housing units date from 2000 or later.
Older homes are part of the mix as well. Roughly one home in five predates 1980, and about one in sixteen was built in 1939 or earlier. If your home was built before 1978, we would coordinate and provide appropriate EPA services in that instance.

If a home sits in a Special Flood Hazard Area on the city's adopted Flood Insurance Rate Map, the remodel packet warns of stricter regulations. They can restrict which improvements are allowed and may add paperwork such as elevation certificates.
For renovation work on such a building, the city's Floodplain Administrator must determine and document whether it amounts to a substantial improvement. The Director of Planning, or someone the director designates, fills that role. The city says specific floodplain information and inquiries may be made to the Indiana DNR through its INdiana Floodplain Information Portal; its remodel packet directs questions about properties in a Special Flood Hazard Area to the city's Floodplain Administrator.

Some rules depend on zoning. The city's code allows for Historic Preservation Overlay Districts, and work on a structure inside one goes through site plan review. That covers new construction, additions and alterations. The design must use the materials and textures that predominate in the district on roofs, wall surfaces and foundations, and match the district's prevailing roof shape. A kitchen project that adds on to a home in an overlay district is on that path.

It covers both design and construction. Along with the kitchen itself, the work can include butler's pantries, coffee bars and pantry walls. Cabinetry options include WW Wood Products, and countertop options include MSI, Cambria and Cosentino. We provide the structural engineer and building permits, but we do not supply appliances.
Yes, if the work involves electrical, plumbing, mechanical, HVAC or structural alteration, according to the city's Residential Permit Guide. Flooring or painting on its own does not typically need one. Hamilton County has nine planning jurisdictions; these city rules apply to homes inside Noblesville's.
Design and the total cost come first. For homes under the city's jurisdiction, plans then go through the online permit portal and must be approved before construction begins. During construction, the rough-in inspection is scheduled before any wall or ceiling is closed. A permanent electrical inspection follows if applicable, then a final once the work is complete.
Our design work includes an all-inclusive total cost, so you see that figure alongside the design.
No, not when we design and build your kitchen. Our process includes measurements, design concepts, 3D renderings and curated selections. During construction, our trusted trade professionals work alongside our design and project management teams.
It can, if the home sits in the Special Flood Hazard Area on the adopted flood map. The city's remodel packet notes limits on improvements there and possible elevation certificates. The Floodplain Administrator decides whether renovation work counts as a substantial improvement. The city's flood hazard rules cover every such area within Noblesville's jurisdiction, including special flood hazard areas in its extraterritorial jurisdiction and areas the city has annexed over time.
Only if the home is in a Historic Preservation Overlay District. There, an addition or alteration goes through the city's site plan review, which checks materials, textures and roof shape against the district.
Most of our clients live at home during a remodel. We use site protection, air scrubbers and daily cleanup.
